Our Buying Criteria

We focus on acquiring apartment complexes and multifamily properties with 32 units or more, built in 1975 or later. Our target markets include Georgia, Florida, and Alabama. We look for Class A or B locations near strong economic drivers such as hospitals, major employers, or schools. We pursue Class B and C properties with value-add potential, while Class D properties are considered only if they offer significant upside. Our investment periods typically range from 2–5 years, with the flexibility to hold up to 10 years depending on the deal.

Our Timeline

We begin by identifying and underwriting properties to ensure they meet our performance standards. Once a property qualifies, we enter a detailed due diligence phase, analyzing renovation needs, operational requirements, and expected returns. After acquisition, we focus on stabilizing the asset through upgrades and strong management to increase occupancy and rental income. When stabilized, we refinance the property, repay initial capital, and maintain investor equity for long-term gains.
